Scheme Introduction: A Brief Overview

• In order to fulfil the dreams of many, the Delhi Development Authority (DDA) came up with a new scheme called the "DDA Shramik Awaas Yojana".
• Under this scheme, the authority offers flats at 25% discount to Building and Construction workers, as well as registrants of the PM Vishwakarma Scheme.
• Building and Construction Workers registered with Delhi Building and Other Constructions Workers Welfare Board (DBOCWWB) on or before 31 December 2024 are eligible to apply.
• A total of 700 flats will be distributed under DDA Shramik Awaas Yojana, subject to increase or decrease depending on their availability.
• The announced scheme is also known as "DDA Shramik Housing Scheme" or "DDA Shramik Sasta Ghar Awaas Yojana".
• The primary objective of the scheme is to fulfills the dream of many to own a house in Delhi.
• Applicants are encouraged to visit the site, before making any decision. The flats under the scheme are located at Narela, Pocket 3, 4, 5, 6 Sector G2.
• DDA also released the helpline number 18000110332, for the interested buyers.
• Applicants of EWS Categories who are either registered with the DBOCWWB or are registrants of PM Vishwakarma Scheme, are eligible.
• The annual income of the applicant's family should not exceed the prescribed limit, which is Rs 10 Lakhs.
• After the proposed discount of 25%, the price of the flats will range from 8.65 lakh to 8.8 lakh.
• If applicants seek a loan, the authority will facilitate them through the financial institutions and fintech companies partnered with them.
• The registration for DDA Shramik Awaas Yojana commenced from January 6, 2025, and flats booking will start from January 15, 2025 (11:00 AM onwards).
• It is important for the applicants to register for the scheme by paying a fee of Rs 2,500/-.
• Thereafter, they need to book the flat by paying a booking fee of Rs 50,000/-.
• Both registration and booking fee are non refundable.
• However, the booking amount paid by the applicants will be adjusted to the final price of the flats.
• Once the demand letter or allotment letter is issued, applicants must pay the remaining amount of the flats within 60 days from its date of issuance.
• A grace period of 30 days will be provided to the allottee to pay the amount, subject to an interest rate of 10% p.a.
• If the allottee is unable to pay the balance amount within the given time period, the allotment is liable to be canceled without any prior notice.
• In such cases, the amount paid by the allottee earlier will be forfeited.
• The last date to register under the DDA Shramik Awaas Yojana is March 31, 2025.
• However, applicants are advised to register and book their flats as soon as the booking starts because flats will be allotted on a first come first serve basis.
• Applicants can register for the DDA Shramik Awaas Yojana online through DDA E Services Portal.
• The other conditions of the scheme are similar to the 'DDA Sasta Ghar Housing Scheme'.

Scheme Benefits

• Beneficiaries are eligible for following benefits under the housing scheme, DDA Shramik Awaas Yojana : -
  • Flats will be provided at a 25% discount.
  • After discount, the flats will be priced in the range of 8.65 to 8.8 lakh.
  • A total of 700 flats are available in Narela, Sector G2.
  • Flats will be distributed on First Come First Basis.
  • Beneficiaries can avail of loans from various financial institutions collaborating with the DDA.

Eligibility Requirements

• To purchase flats at a discounted rate under the DDA Shramik Awaas Yojana, it is important for the applicants to meet the following eligibility conditions as outlined in the scheme guidelines : -
  • Applicants must be a citizen of India.
  • The minimum age of the applicant should be 18 years.
  • The Annual income of the family must be less than 10 Lakhs.
  • Applicants must belong to EWS (Economically Weaker Section).
  • Applicants must be registered Building and construction workers with Delhi Building and Other Construction Workers Welfare Board (DBOCWWB).
  • PM Vishwakarma Scheme Registrants.

Required Documents

• The list of documents required before possession and after allotment of flats under the DDA Shramik Housing Scheme are given as : -
  • Identity proof.
  • Aadhaar Card.
  • Proof of Address.
  • Income Certificate.
  • PAN Card.
  • EWS Certificate.
  • Registration proof with Delhi Building and Other Constructions Workers Welfare Board (If any).
  • Registration proof with PM Vishwakarma Yojana (If any).
  • Affidavit.
  • Undertaking to not make any alteration or addition in two adjacent flats.
  • Loan Sanction Copy.
  • Bank Statement details.
  • Disability Certificate (If any).
  • TDS Copy (if any)

Steps to Apply

• The application form for the DDA Shramik Housing Scheme can be submitted online.
• DDA Shramik Housing Scheme application forms are available at Delhi Development Authority E Services Portal.
• The online application process will go through two stages i.e.
  • Applicant Registration.
  • Form Submission.

Applicant Registration Process

• For fresh registration, applicants need to visit the DDA E Portal Official Website.
• Online registration for DDA Shramik Awaas Yojana starts from January 6, 2025.
• Select the scheme name from the home page.
  
• Click the 'Create Login' from the home page.
  
• Fill in all the mandatory details in all mandatory details.
  
• After submitting the details, press the 'Request for OTP' tab.
• Enter the OTP received on their mobile number and Email ID.
• After successful verification, create a password.
• By default PAN Number of the applicants will be the User ID.
• Pay the non-refundable registration fee of Rs 2,500/-
• A confirmation of successfull registration will be sent via SMS or Email.

Application Form Submission Process

• Registered users can book their flat online from DDA E Services Portal.
• Flat booking process under the DDA Shramik Awaas Yojana will commence from January 15, 2025 from 11 AM onwards.
• The last date of the Shramik Awas Yojana is March 31, 2025.
• For booking users need to 'Login' with the 'User id' and 'Password'.
  
• Select 'DDA Shramik Awaas Yojana' from the scheme list and proceed.
  
• Applicants need to fill out the basic details as requested.
• Users can choose the flat as per their desire.
• Once the user selects a specific flat, applicants need to pay its booking amount.
• Flat Booking fee for DDA Shramik Awaas Yojana is Rs 50,000/- which is non refundable.
• Once the payment is confirmed the select flat will be reserved for the applicants.
• Within 24 hours of booking, authority will issue a demand cum allotment letter to the applicants.
• The amount paid at the time of booking will be adjusted later in the flat amount.
